Free Property Advice - Buy To Resell RenovationsRenovations Once you have purchased your property, you can begin to prioritise any improvements the house will need in order to maximise your capital return when you resell it. Obviously, some renovation projects will prove more useful than others. Building a sauna maybe a nice luxury addition, but it won't add much value if the kitchen and bathroom aren't done. So start with the kitchen and bathroom, making sure that they are modernised and attractive. Decorating throughout in neutral colours will add a touch of new-ness to the property, whatever its age. The trick is to achieve a balance between providing a property that doesn't need too much done to it (i.e. new kitchen) but at the same time still gives the new buyer a reasonably blank canvas on which to put their personality. Always decorate in a way which will appeal to, or not put off, as many as people as possible. You should have set aside a budget for the property's renovation and refurbishment before buying - go outside of that budget at your peril. If at any point you think your budget is slipping, stop and re-evaluate every expenditure you're making. Employing Builders If you get to the point where you need the professional services of a builder or decorator, always seek one via personal recommendation. When projects have the potential to go wrong and over budget, it is really vital that your builder has an established reputation. If you can't find one via personal recommendation, get out the Yellow Pages or try Scoot online, but look for ones that have been established longest. Useful Links |
