Decorating

When decorating a property for the rental market, do it with the point of view that your tenant may not care for the property in quite the way you would like them to. So go for durable decorating materials.

Plain and light coloured carpets/rugs will attract stains and marks - pattered carpets will disguise them.

Furnishing

Whether you furnish your property is entirely up to you. If the property is a premium or exclusive property, then it would probably follow that you will furnish throughout in that keeping. It also makes sense to furnish if you want to attract short term lets. But for other properties, where the furnishing of the property will not add a great deal to the rental income, a will just be a source of extra potential repairs and maintenance, it would be quite reasonable to leave it unfurnished. You would however be expected to provide large "white" items, such as fridges, washing machines etc.
